XEBEC ACQUIRES 4.28 ACRES INDUSTRIAL SITE IN MID-COUNTIES, THE HEART OF SOUTHERN CALIFORNIA

Xebec, a Dallas based industrial real estate firm, has acquired from a Fortune 500 company 4.28 acres of land located at 9005 Sorensen Ave, Santa Fe Springs, CA. Xebec intends to develop an approximately 85,400 SF modern Class A, 36’ clear, infill/last-mile industrial building at this site.

“Similar to other GLA submarkets, this submarket has very limited Class A industrial inventory and land available for future development. We are excited about the opportunity to develop a new warehouse in this tight market and look forward to helping tenants seeking a new facility in this pocket,” Sam Salim, Xebec’s Vice President of Acquisitions, said in a statement.

Xebec recently developed, stabilized and leased similar logistics infill spaces on Sorensen Avenue and Washington Boulevard less than one mile from the property, which attracted strong credit tenancy even prior to vertical construction, highlighting the unmet demand for Class A logistics infill space at this location. This site also features great freeway connectivity: it is less than a two-mile drive to the I-605 and CA-72, less than four miles from the I-5, and less than 9 miles to the I-105, I-710, CA-60, and CA-91 freeways.

The project site was a former chemical blending facility with numerous ASTs and USTs used to store and blend chemicals. Sam notes, “This acquisition is a testament to Xebec’s ability to acquire environmentally impacted sites and builds on our strong track record of acquiring such sites.”

The financial terms of the transaction were not disclosed.
